The U.S. housing market showed signs of normalizing in August, with more homes coming on the market and price growth slowing, according to a report Thursday from realtor.com.
New listings ticked up 4.3% year over year in August, although inventory was down 25.8% compared to the same time in 2020, the data showed. That’s an improvement compared to July, when inventory was down 33.5% annually.

The Federal Reserve’s steps last year to keep the financial markets liquid and to ensure mortgage rates stayed low have continued. But the low mortgage rates pale in comparison to soaring housing prices in the past year.

Travel restrictions associated with the coronavirus kept many foreign would-be buyers out of the U.S. last year - and that kept billions of their dollars out of the housing market. Home purchases by international buyers and recent immigrants plummeted 33% from the previous year, according to a recent National Association of Realtors® report. International purchasers spent roughly $54.4 billion on U.S. real estate -down considerably from about $74 billion a year earlier. But that doesn’t appear to have hurt the housing market overall.

"For seven weeks this summer, unencumbered by budgets, permits, or other pesky constraints, a small army of Santa Barbara architects let their imaginations run wild with possibilities for a State Street of the future," the Santa Barbara Independent reported. "The intensely collaborative and creative design exercise, known as a charrette and in this instance done virtually, generated an array of options for a post-COVID downtown with fewer cars and far more housing. None of the proposals are binding in any way and instead are meant to kick-start conversations among the public and city leaders."
