Southern California home sales, prices rose in July despite high unemployment

Southern California home sales and prices jumped in July as households brushed off economic uncertainty and rushed to take advantage of rock-bottom mortgage rates. 

Across the six-county region, sales of new and previously owned houses, townhouses and condos rose 27.7% from June and managed an increase of 2.5% from the pre-pandemic days of July 2019, according to data released Thursday by DQNews. Read more about the housing market here.

Fiesta 2020 will be reimagined! We will create new traditions by holding events online, on television, or in ways that adhere to physical distancing practices, all while promoting and encouraging community-wide participation. Santa Barbara’s rich heritage comes alive during the first week in August with the music, dance, and pageantry of Old Spanish Days Fiesta, the granddaddy of city celebrations, reaching back to 1925. Santa Barbara Housing Authority Pitches 103 Units of Workforce Housing

The Housing Authority of the City of Santa Barbara unveiled a long-awaited housing project to build workforce apartments at the Carrillo-Castillo Commuter Lot to an online crowd of neighbors and interested Santa Barbarans on Monday evening. The anticipated rents for the 103-unit project aimed at the “missing middle” would range between $1,600 for studios and up to $2,200 for a two-bedroom. Read more about this project here

Housing Authority Snags Downtown Lot in Santa Barbara

Give Rob Fredericks credit for some seriously ingenious scrounging. Fredericks is the executive director of the Housing Authority for the City of Santa Barbara, and this Tuesday, he got a $2 million loan approved by the Santa Barbara City Council that will enable the Housing Authority to buy a vacant lot at 116 East Cota Street and build on it a four-story complex that will provide housing for 29 homeless people. Idled by COVID-19 restrictions, local food trucks are back in demand

Ventura County-based food trucks, which are back in demand after sitting idle for the past few months due to pandemic-related business closures and event cancellations. Helping them get back in gear is a Ventura County Public Health Department order that requires bars, wineries and breweries, which often don't have kitchens of their own, as well as restaurants to sell food to go with cocktails, wine and/or beer served for on-site consumption. West Wind Drive-In is Open, Goleta's Outdoor Cinema Gets New Life
Although the West Wind drive-in movie theater went dark last year, the coronavirus pandemic has sparked new interest in outdoor cinematic viewing. In response to public demand, the Goleta movie viewing location has reopened. More information on the reopening can be found here

State Street changes in Santa Barbara in place until at least Labor Day

In a matter of a couple of days, the heart of downtown Santa Barbara went from a crisis zone to a festival-like scene during an ongoing pandemic.Restaurants were told it was fine to serve food and alcohol on the sidewalks, pedestrians could walk in the streets, and cars were relocated. Searches for homes with pools are rising during pandemic

The CEO of real estate brokerage Compass told CNBC on Wednesday that more people have been looking for homes with pools during the coronavirus pandemic. Robert Reffkin, appearing on “Squawk Alley,” said searches on Compass’ website for homes with pools were up threefold, while online inquiries for homes with outdoor spaces were up two times. Searches for single-family homes have risen 40% while those for condominiums and co-ops had decreased, he added. Read more about these searches here.

Ventura College Foundation Weekend Marketplace to reopen

A weekend marketplace in Ventura that has been closed since March 14 will reopen but with fewer vendors and with social distancing rules in place. The Ventura College Foundation Weekend Marketplace will have 39 vendors when it reopens at its usual spot in a Ventura College parking lot, according to a news release from the foundation. The marketplace traditionally has had 300 to 400 vendors each weekend. More on their reopening can be found here

CREATE AN EVACUATION PLAN FOR YOUR PET

An evacuation plan is a necessity for every home, especially if you live in an area where fires, earthquakes, hurricanes, flooding, and other disasters are a possibility. Many homeowners create evacuation plans for their homes and practice them with their kids, but far fewer have considered one for their pets. Take these steps to add your pets to your evacuation plan.

Assign pet evacuation to an adult. Everyone should know how to act during an evacuation, and that includes assigning one parent or adult to the pets. This allows the other parent and the children to focus on their part of the evacuation plan, so there’s no confusion during a high-stress moment when time is of the essence.

Keep evacuation maps and pet carriers readily accessible. If you need to evacuate, you should know exactly where every important item is. If you pets require carriers, keep them in a place that you can access easily.

Practice your plan. Include your pets in your home evacuation drills. It’ll help you see how they will respond and make changes to your plan if necessary. Getting your dog out of a window may not be as simple as you think!

Be prepared in case you get separated from your pets. No matter how much you drill your evacuation plan, it’s possible that a dog or cat will run off while you’re focusing on keeping your family safe. A microchip or a GPS-compatible tag can help you find your pets once it’s safe to return to the area.

5 SECRETS WEAPONS FOR DIY PROJECTS

Is there a home maintenance project that’s been lingering on your to-do list for too long because you’re dreading the trip to the hardware or craft store? There are some projects you can tackle with items that are almost certainly already in your home.

  1. Vinegar: There’s probably a jug of vinegar in your pantry right now. You can soak items in vinegar to remove mineral deposits (like in a clogged showerhead), and you can boil vinegar in your microwave to remove odors and make it easier to clean.

  2. Cola: A can of Coke or Pepsi can be used to clean many surfaces, including your glass windows, porcelain toilet, or chrome fixtures. Just do some research before using it on metal surfaces, as it can be corrosive.

  3. Baking soda: This item may actually be more useful for applications other than baking. A baking soda-vinegar paste is great for cleaning bathrooms and kitchens. Baking soda can also be used to absorb odors.

  4. Butter knife: Screwdrivers are easy to misplace. If can’t find a screwdriver when you need one, a butter knife—preferably an older one that you no longer need for table setting—is pretty effective for both Phillips- and flat-head screws.

  5. Toothpaste: Is there an unsightly scratch on your car or bike? The grit in tarter-control toothpastes makes for an effective scratch remover. Clean the scratch, apply some toothpaste, let it sit for a few minutes, and then buff it out with paper towel.

DEALING WITH SCRATCHED HARDWOOD FLOORS

Hardwood floors are highly desirable for most homeowners, but they come with their share of challenges when it comes to cleaning, maintenance, and repairs. After a few months or years of heavy use from kids playing with toys and chairs being shuffled around, it may be time for some DIY fixes.

Hiding scratches: If you’ve got a good eye for matching colors, you can actually use crayons or markers or purchase wax sticks from the hardware store to fill-in scratches. Try to match the stain color on your floors, but don’t worry if it’s a little off. If the color is close, once the scratch is filled, it’ll look like a variation in the wood grain.

Polishing floors: You can make a polish solution for your floors from household ingredients. Mix olive oil and vinegar in equal parts, pour it directly into scratches, and then wipe it off after 24 hours. It may take several applications, but this homemade polish will fill and cover most scratches.

Clever decor: It’s not a long-term solution, but sometimes the most painless way to fix scratches in your floors is to cover them with a rug or furniture arrangement.

Spot sanding: For deeper scratches, you’ll need to spot sand with fine steel wool or sandpaper, use wood filler, and stain and seal the repaired area.

5 CRITERIA FOR PRICING A HOME

When you put your home up for sale, one of the best ways to determine the asking price is to look at comparable sales. There’s rarely a perfect apples-to-apples comparison, so a pricing decision often relies on comparisons to several recent sales in the area. Here are five criteria to look for in a sales comparison.

  1. Location: Homes in the same neighborhood typically follow the same market trends. Comparing your home to another in the same neighborhood is a good start, but comparing it to homes on the same street or block is even better.

  2. Date of sale: It varies by location, but housing markets can see a ton of fluctuation in a short time period. It‘s best to use the most recent sales data available.

  3. Home build: Look for homes with similar architectural styles, numbers of bathrooms and bedrooms, square footage, and other basics.

  4. Features and upgrades: Remodeled bathrooms and kitchens can raise a home’s price, and so can less flashy upgrades like a new roof or HVAC system. Be sure to look for similar bells and whistles.

  5. Sale types: Homes that are sold as short sales or foreclosures are often in distress or sold at a lower price than they’d receive from a more typical sale. These homes are not as useful for comparisons.
